You will feel that in the details, the way the kitchen is stocked, the way the linens are kept, the way nothing important has been left to chance. We share it with guests when our family is not here because a home this special deserves to be loved by more than one family. When you stay here you are not checking into a rental unit. You are staying in a place a real family wakes up in, cooks in, and returns to year after year. We hope it becomes yours too, even if just for a week.
The space sleeps four across two bedrooms. The primary bedroom has a king bed, a private en-suite bath, and an ocean view that makes waking up before sunrise feel like something you actually want to do. The second bedroom has two twin beds, perfect for kids or friends. Both rooms are fully equipped and ready for you on arrival. The open-concept living area flows directly onto the private oceanfront balcony.
The balcony is the heart of Aurora. Third floor top-floor means truly unobstructed Atlantic Ocean views across the full sweep of the North Topsail Beach coastline. Coffee at dawn while the ocean catches its first light and wine at dusk while the sky turns amber over the sound. You can see dolphins off the shore on lucky mornings. There is nowhere on this island you would rather be.
The unit is on the third floor and is accessed via stairwell. This building does not have an elevator. Guests who are comfortable with stairs will be rewarded with the best views in the building.
The beach is yours in under two minutes via the Topsail Dunes community boardwalk. North Topsail Beach is wide, clean, and uncrowded even in peak summer. The community pool is generally open Memorial Day through Labor Day. Hours and dates are subject to change. Direct beach access, free parking for two vehicles, and all linens and towels are included.
The neighborhood is unlike anywhere else on the North Carolina coast. North Topsail Beach is quieter, less commercial, and more fiercely protected than the beaches most people know. No souvenir strips. No high-rise resorts. Just twelve miles of unspoiled Atlantic shoreline, loggerhead sea turtle nesting grounds, and the kind of unhurried pace that reminds you what vacation is actually supposed to feel like.
We named this place Aurora for a reason. Set your alarm early on your first morning. Take your coffee to the balcony before the sun clears the horizon. Watch what happens when the first light touches the water.
We share Aurora with guests because we could not imagine this view sitting empty. We hope it does for you what it has done for us. Aurora is waiting.
Guest Access:
Aurora is entirely yours for the duration of your stay. You have full private access to the complete unit including both bedrooms, both bathrooms, the fully equipped kitchen, the open-concept living and dining area, and the private top-floor oceanfront balcony. Every room in this home has been thoughtfully prepared for your arrival.
Beach Access
Direct beach access is steps from your front door via the Topsail Dunes community boardwalk. You are on the sand of North Topsail Beach in under two minutes. This is one of the most convenient and direct beach access points in the entire Topsail Dunes community and one of the things our guests consistently love most about this specific unit's location.
Community Pool
Guests at Aurora have full access to the Topsail Dunes community pool. Your pool passes are included in the welcome envelope on the kitchen counter upon arrival. The pool is open seasonally as designated by the HOA. Pool hours are posted at the pool entrance. Passes must be presented for access and may not be shared with guests outside your party.
Parking
Two complimentary parking spaces are included with your stay. Your parking passes are in the welcome envelope alongside your pool passes. Both passes must be displayed on your dashboard at all times while parked in the Topsail Dunes lot. Both passes must be returned at checkout. There is a $100 fee for each missing pass.
Outdoor Shower
The Topsail Dunes outdoor shower is located at the base of the building and is available to all guests. Please rinse off after the beach before heading upstairs. Your floors and your fellow guests will appreciate it.
Stairs
Our building in Topsail Dunes does not have an elevator. The third floor is accessed via a well-lit and well-maintained stairwell. We ask that guests review this before booking and plan accordingly when packing and arriving. The views and the direct ocean access at the top make every step absolutely worth it.
Check In/Check out
Check-in is fully self-directed via smart lock. Your unique personal door code will be sent through the Airbnb app prior to your arrival date. There is no key pickup, no check-in office, and no waiting. Your stay begins the moment you arrive at 3pm on your check-in day. Your code expires automatically at 10am on your checkout day.
Parking
The Town of North Topsail Beach enforces paid parking at all public beach accesses year round. Your two included Topsail Dunes parking passes cover the complex parking lot and are the only passes you need for up to two vehicles. If your group arrives with more than two vehicles, additional vehicles must use public paid parking. See town of North Topsail Beach website for more details. We are not responsible for parking citations or towing fees resulting from failure to display your passes or use of unpermitted spaces.
Noise Monitor
Aurora is equipped with a noise monitoring device for the comfort of neighbors and guests throughout the building. The device monitors decibel levels only and does not record audio or video of any kind. Quiet hours are 9pm to 9am. We appreciate your cooperation and so do your neighbors.
WiFi and Cell Service
High speed WiFi is available throughout the unit. Please note that North Topsail Beach is a barrier island and cellular signal strength can be inconsistent depending on your carrier and the time of year. Peak summer season in particular can see reduced signal as the island population increases significantly. We recommend downloading any shows, music, offline maps, or other content you may want before crossing the bridge onto the island. The in-unit WiFi is reliable for streaming and general use.
Water Pressure
During peak rental season, particularly in the mornings and evenings when many guests across the island are showering simultaneously, you may experience brief reductions in water pressure. This is a known and normal occurrence across all of Topsail Island during busy periods and is outside our control. Planning showers at slightly off-peak times, mid-morning or mid-afternoon, helps avoid this entirely.
Beach Nourishment
Topsail Island undergoes periodic beach nourishment projects, typically scheduled between November and April, to replenish and maintain the shoreline. These projects involve large equipment, pipes on the beach, and trucks moving sand. They do not typically affect summer stays but if any nourishment activity is scheduled or active during your booking period we will notify you in advance. The beach in front of Topsail Dunes has been recently nourished and the shoreline is currently wide and beautiful.
Sea Turtle Nesting Season
North Topsail Beach is one of the northernmost loggerhead sea turtle nesting sites on the East Coast. Nest markers may be present on the beach between May and September. Federal law prohibits disturbing nests, markers, eggs, or hatchlings. Turtle nests hatch primarily at night. If you take an evening walk on the beach please avoid bright lights near the waterline and do not use flash photography near any marked nest. Hatchlings navigate to the ocean by following natural light on the horizon. Artificial light disorients them and can be fatal. If you see a turtle nesting or in distress call the Karen Beasley Sea Turtle Rescue and Rehabilitation Center. Your cooperation genuinely matters.
Pool Availability
The Topsail Dunes community pool is managed by the HOA and is open seasonally from Memorial Day weekend through Labor Day weekend. Pool hours and opening dates are subject to change at the HOA's discretion and are outside our direct control. In the rare event that the pool is temporarily unavailable during your stay due to maintenance or other HOA decisions we will do our best to notify you in advance. Pool closures do not qualify for refunds as this amenity is managed independently by the association.
Smoking Policy
Aurora is strictly non-smoking indoors, on the balcony, and in all common areas. This includes cigarettes, cigars, and vaping. If evidence of smoking is discovered during your stay we reserve the right to terminate your reservation immediately without refund. If evidence is found after your departure you will be charged for professional odor remediation and deep cleaning. We enforce this policy firmly to protect Aurora for every family who stays here including our own.
Check-In and Checkout Times
Check-in is at 3pm. Checkout is at 10am. These times exist to allow our cleaning team the time they need to prepare Aurora properly for incoming guests. Early check-in and late checkout may be available depending on the booking calendar and must be requested and confirmed in advance. Unauthorized early arrivals or late departures are not permitted and may result in additional charges.
Minimum Age
The primary guest booking Aurora must be at least 25 years of age. We welcome families, couples, and respectful groups of friends. Aurora is a private family retreat and we ask that it be treated as such.
Maximum Occupancy
The maximum occupancy of Aurora is four guests. This limit is set by our HOA insurance policy and is strictly enforced. Hosting additional guests beyond the booked party, whether overnight or for gatherings, is not permitted.
Neighboring Units
Topsail Dunes is a residential community with a mix of owner-occupied and rental units. Please be mindful of neighbors at all times, particularly on the balcony in the evening and when moving through the stairwell and common areas with luggage at check-in and checkout.
Hurricane and Severe Weather Policy
The North Carolina coast is subject to tropical weather activity primarily between June and November. In the event of a named storm or mandatory evacuation order for North Topsail Beach, guests will be required to vacate the property immediately per town and state emergency management directives. We strongly recommend purchasing travel insurance that covers weather-related trip interruptions for all summer and fall bookings. Our standard cancellation policy applies except in cases of mandatory government-ordered evacuation, in which case we will work with you on rescheduling or a partial credit where possible.
Travel Insurance
We strongly recommend travel insurance for all bookings at Aurora, particularly for peak summer weeks where the financial stakes of a cancellation are highest.
About the Owner
We are a husband and wife team. We purchased this beach house to make wonderful memories with our 5 and 11 year old children and wanted to share the space when we were not able to use it. We hope you make many memories of your own.
